Two Mobile Homes on two ½ acre lots for only $70k each. Must be purchased together. Both have been well maintained by the owner. Both tenants are long term, pay on time, and would love to stay. One tenant is retired and pays $725/m, the other tenant works and pays $775/m, $1500/m total. Do not disturb tenants, owner does not want them to know he’s selling yet. Each tenant has a current lease until Jan 2022.
Both properties have been well maintained by the owner who is an experienced mobile home landlord. Both units have long lasting metal skirting. Both in pretty solid rental condition.
These homes are worth $90k-$95k each if sold separately. However, there is currently only 1 well for both properties. A new well should be added to sell the properties individually. Each home is on it’s own ½ acre lot and have their own septics, adding a second well should not be an issue and we are estimating $5000 for the new well. Or keep the homes as is and collect the $1500/m rent from the long term tenants.
Another issue is that the owner does not have titles to either home and we have not been able to locate either HUD sticker so there may be land transfers only. We will still try to locate the titles and HUD stickers but the owner thinks the units have been renovated at some point so the HUD stickers may be gone. You will need to do your own due diligence about obtaining titles in the future but it should not be impossible. Both units were built around the 1980’s.
The final obstacle is that 18804 Belvedere shows up with the county as a vacant lot. We contacted zoning and they said the lot is conforming for the home but it’s just not listed as being there. We then called Official Records, and they said it shows vacant and technically the home s not permitted. They did not seem too concerned but said if we want to do it right, we should apply for a tie down permit which would be inspected and then the house would be placed on record. From talking to them, it sounds like you could keep it as is if it’s going to be kept as a rental.
The owner does not want to do any showings if possible. We are looking to sell these from the pictures and drive by viewings only. If we need to eventually do a showing it will be for only highly motivated buyers who have done all their due diligence ahead of time.
